Don't Be Afraid to Stage Your Photos
Your first instinct when it's time to start taking photographs might be to just get a wide view or angle of each room as it's currently set up and start snapping. But the way you currently have your furniture situated might not be the best way to present it in the listing. Is the sunlight coming in at a bad angle? Is one area of the room a bit too cluttered? Your real estate agent likely has a lot of previous experience taking photographs of this nature and might suggest moving some things around. So, don't be afraid to stage or alter each room in order to create the most visually appealing presentation that you can. You can move all of your stuff back to where you actually want it after the listing is up.
Lead with Your Most Exciting Features
Many real estate listings start with a shot of the front of the house, then the foyer, then the living room, then the kitchen and so on. A lot of listings are very formulaic in the order that they choose to present the photographs. If you want your listing to stand out, break out of the mold and put your most exciting features or rooms towards the top of the listing. You can start with a front shot of the house, of course, but then feel free to switch it up. Do you have a pool in the backyard? Lead with that. Is your bedroom bathroom newly remodeled and now includes a hot tub or spa? If you don't put your most premium or exciting features towards the top of the listing, the potential buyer might get bored and decide to move on before they actually see the good stuff.
Consider an Elevated Photo
Have you ever seen a million-dollar mansion with photos of the entire property that look like they were taken up in the air? Well, your house doesn't have to be a mansion for you to use this method in your own photos. Consider renting a camera-equipped drone or use some other method to get elevation outside of your house. Take a photo that shows the whole lay of the land and you'll have a better chance of getting people to notice your listing.
